The valuation is based on a comparative value method: I analyse current sale prices of comparable properties in your area, taking into account the year of construction, condition, features and floor plan, as well as current market trends in Augsburg. The result is a realistic estimate – not an optimistic wishful figure that delays the sale.
The on-site appointment usually takes 45 to 90 minutes, depending on the size and complexity of the property. You will receive the written evaluation within 2–3 working days. If needed, I can also provide an initial telephone estimate within 24 hours.
Yes. An official market value appraisal pursuant to § 194 BauGB is prepared by a certified expert and is legally binding – it costs several hundred to thousands of euros. A broker valuation is a market-oriented estimate for the sale and is sufficient in most cases. For inheritance matters, divorces or court proceedings, I recommend an official appraisal.
Helpful documents include: land register extract, floor plans, living space calculation, energy certificate, building plans and – for condominiums – the declaration of division and current utility bills. If you do not have all documents, that is no problem – I will help you obtain the missing ones.
An initial orientation is also possible digitally. However, for a reliable estimate on which to base important decisions, I always recommend a personal viewing appointment. Only then can I truly assess special features, condition and location quality.
