Missing documents delay the sale and create uncertainty for buyers – one of the most common mistakes in real estate sales. This checklist shows you which documents you need to sell your property in Augsburg – and where to get them.

Start with the land register extract and the energy performance certificate – these two documents are legally required and are the first to be requested by buyers.

How much does an energy performance certificate cost?

A consumption-based certificate costs between €50 and €100, while a demand-based certificate costs between €300 and €500. For residential buildings with fewer than five units built before 1977, a demand-based certificate is mandatory.

How current must the land register extract be?

For the notary, the land register extract should not be older than three months. Therefore, only order it when the sale becomes concrete.
